This tastefully decorated ground floor family condo includes 1-bedroom and 1-full bath. Features include an open living/dining area with a full sized hide-a-bed, a gas fireplace, a small deck overlooking the well-maintained grounds, a fully equipped kitchen including a dishwasher, 1-full bath, one bedroom with 1-queen sized bed, and a laundry cubby with a stack washer/dryer. This monitored family vacation property will sleep up 2 to 4-persons (ENFORCED Maximum Occupancy!).

OTHER IMPORTANT NOTES:

**Wi-Fi service is now available in our area and provided FREE OF CHARGE for Guest use. Having said this, the service is currently subject to failure, as the service provider is dialing everything in. Intermittent service failures are circumstances beyond our control, and no sleeping accommodation refunds are provided if the FREE Wi-Fi SERVICE fails to function correctly.

**This condo is a monitored family vacation home, not a party house. In this regard, Guests who choose to ignore house rules are subject to immediate eviction with complete forfeiture of all rental monies paid (per the written Guest Rental Agreement). Guests are expected to always treat this private residence with the utmost respect, as well as to be mindful of neighboring homes and respect the privacy of neighboring homeowners by not disturbing them at any time. Guests are directly responsible for their invitee’s actions. They should be well advised to provide directions and discuss house rules in advance with other family members who may be arriving separately. Guests seeking party house accommodations are advised to seek such accommodations via a different provider.

Cancellation Policy

For regular reservations, if Cancelation is received a minimum of 21 days before our Guest’s scheduled arrival date, a Cancelation Fee in the amount of Sixty-Five Dollars ($65.00) or 8% (whichever amount is greater) shall be withheld from the Advanced Reservation Payment. The remaining money shall be credited to the guest. If Cancelation is received twenty (20) through fifteen (15) days before our Guest’s scheduled date of arrival, the Advanced Reservation Payment shall be forfeited by the Guest unless the vacation property can be re-booked for the entire duration, in which case a Cancelation Fee in the amount of Sixty-Five Dollars ($65.00) or 8% (whichever amount is greater) shall be withheld. The remaining balance shall be credited back to the Guest. Guest further acknowledges that, for regular reservations, if Cancelation is received fourteen (14) days or less before our Guest’s scheduled date of arrival, Guest shall forfeit all rental monies unless the vacation property can be re-booked for the entire duration, in which case a Cancelation Fee in the amount of Sixty-Five Dollars ($65.00) or 8% (whichever amount is greater) shall be withheld from the rental monies. The remaining funds shall be credited back to the Guest.
For holiday reservations commencing on or after December 15th through January 3rd, if Cancelation is received before November 15th, a Cancelation Fee in the amount of Sixty-Five Dollars ($65.00) or 8% (whichever amount is greater) shall be withheld from the Advanced Reservation Payment. The remaining money shall be credited to the guest. For holiday reservations beginning on or after December 15th through January 3rd, if Cancelation is received on or after November 16th but before December 1st, the Guest shall forfeit the Advance Reservation Payment unless the vacation property can be re-booked for the entire duration, in which case a Cancelation Fee in the amount of Sixty-Five Dollars ($65.00) or 8% (whichever amount is greater) shall be withheld from the Advance Reservation Payment. The remaining money shall be credited to the guest. For holiday reservations commencing on or after December 15th through January 1st, if Cancelation is received on or after December 1st, the Guest shall forfeit all rental monies, unless the vacation property can be re-booked for the entire duration, in which case a Sixty-Five Dollar ($65.00) or 8% (whichever amount is greater) Cancelation Fee shall be withheld from the rental monies. The remaining funds shall be credited back to the Guest.
For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is considered to be the Guest. All other persons involved with the rental occasion are considered the Guest’s invitees. All reservations, cancelation, and damage policies will be discussed with the Guest, not the Guest’s invitees. This policy is in place to ensure your reservation's security and protect against potential fraud.

Deposit Policy

An Advance Reservation Payment equal to 50% of the total cost, including tax, is required to reserve a vacation property. For regular reservations, the remaining balance is due 14 days before the Guest’s scheduled arrival date and is automatically debited to the Guest’s credit/debit card on the scheduled due date. For holiday reservations commencing on December 15th through January 1st, the remaining balance is due in full and automatically debited to our Guest’s credit/debit card on December 1st.

Excellent little condo. We had everything we needed for a great weekend skiing to include a warm gas fireplace to warm up when we got back. This condo complex is one of the closest to Mt Baker and has amazing grounds to explore. Recommended!!

This is just a quick 20 minutes from the mountain but also very quiet, near the river and a great place to hike around.

This was a lovely little condo right next door to the Mount Baker National Forest. The WiFi is very spotty (as described in the owner’s description) and there is no cell service so be prepared! It was actually very refreshing to unplug and take evening walks down to the river. The only thing we regretted was not renting a dvd at the grocery store in town!

Good point regarding the lack of coffee, condiments, etc., as per local Health Dept regs, we are not permitted to provide any form of "food product consumables". Although this info is included in the Confirmation packet that's sent in conjunction with all confirmed reservations, it always bear repeating.
